The Construction Site Coordinator (“Site Coordinator”) reports to the Senior Construction Project Manager and is responsible for the onsite management, organization and supervision of each phase of multiple residential building projects being constructed by Habitat for Humanity of Omaha (‘HFHO’). This position will collaborate effectively with the internal project management and construction teams, as well as third-party contractors, to keep each home building project on schedule and on budget.  The Site Coordinator will track and confirm that each stage of the building process is complete and ready for the next work assignment.

Duties and Responsibilities 

Project Organization and Administration: 

  • Assist Construction Project Managers to oversee successful completion of each phase of home building projects. 
  • Collaborate with Construction Project Managers, internal construction staff and contractors ensuring that each project remains on its assigned schedule and budget.
  • Assist Construction Project Managers with scheduling forecasts and communication with Construction Superintendent, Senior Construction Supervisors and contractors.
  • Confirm all appropriate materials are onsite and correct prior to the start of each building phase.
  • Develop a working knowledge of blueprints and other construction documents.
  • Work with construction staff and/or contractors to address deficiencies and improve processes
  • Inform Construction Project Managers of any conditions that affect the building schedule. 
  • Partner with Senior Construction Supervisors to coordinate each building phase in conformance with established project plan and organize work for optimum utilization of construction staff, volunteers, equipment, material and supplies. 
  • Collaborate with Construction Project Managers, Construction Superintendent, construction staff and contractors to resolve onsite challenges, issues and delays. 
  • Coordinate required inspections with local city and utility inspectors.
  • Provide consistent and timely updates to each project schedule maintained within project management software system. 
  • Prepare punch list at final stage of each building process and schedule internal staff and/or contractors tasks needed to finish by the scheduled completion date.
  • Ensure all punch list items are complete and that each house is move-in ready.
  • Assist Construction Project Managers in monitoring and documenting contractor and material supplier performance.
  • Other duties as assigned.
  • Maintain a positive team atmosphere and culture. 
  • Maintain good communication and relationships with all HFHO staff, departments, subcontractors, volunteers and partners. 

Safety

  • Communicate and demonstrate project safety standards in accordance with HFHO policies and procedures and OSHA requirements. 

Quality: 

  • Coordinate the construction of each assigned project phase in accordance with HFHO plans, specifications, current edition of the IRC and accepted industry standards. 
  • Maintain and protect all tools, equipment, and materials while on the job site. 
  • Collaborate with HFHO staff to ensure all required paperwork and daily logs are completed in a timely and accurate manner. 
  • Organize site logistics and maintain a clean worksite. 
  • Build and improve HFHO image with subcontractors, vendors, homeowners, and the public. 
  • Recommend changes to enhance the quality of each project, reduce operating and maintenance costs, and improve scheduled completion dates. 
  • Practice good stewardship with HFHO resources including material usage and proper tool/truck maintenance. 
  • Partner with Construction Project Managers and Senior Construction Supervisors to optimize construction costs thru efficient and effective use of staff, materials, tools, subcontractors and volunteers.  

Qualifications: 

  • A minimum of a college degree in construction management and/or project management; or high school diploma with relevant work experience. 
  • 3-5 years residential construction experience preferred
  • Strong attention to detail with ability to identify defects or overlooked steps in the building process.
  • Experience and proven ability to coordinate multiple projects and tasks simultaneously. 
  • Ability to meet deadlines in a fast-paced environment.
  • Demonstrated computer literacy with MS Office and project management/scheduling system (Buildertrend or other construction related software, preferred).
  • OSHA 30 certification preferred (If not currently attained, must agree to complete OSHA 30 training and achieve certification within six months of employment start date.)
  • Must agree to complete HFHI Competent Person training modules within six months of employment start date and recertify annually.
  • Ability to interpret construction documents is essential. 
  • Knowledge of construction methods and materials. 
  • Valid drivers license and excellent driving record.

Physical demands: 

 

The physical demands described here are representative of those met by the employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee is regularly required to stand, walk, and sit. The employee must use their hands to feel and maneuver objects, tools, or controls. They must reach with hands and arms, climb or balance themselves, stoop, kneel, crouch, or crawl. They must be able to talk and hear. 

The employee must be able to regularly lift and/or move up to 50 pounds or more. Vision requirements are that the employee must see well, either naturally or with correction, and must have good peripheral vision. The employee must be able to hear well, either naturally or with correction. 

 

Work environment: 

 

The employee will predominantly be working outside. There is frequent exposure to wet, hot, cold, and /or humid conditions. The employee must be comfortable safely climbing a ladder to a second level height. The employee frequently works near heavy machinery, power tools and saws. At times, the noise level may be very loud. The worksite terrain may be rough and uneven.
